Q:  Do you pay fair prices for properties?
A:  Yes, this is why we are El Paso’s largest home buyers!  So far we have purchased more than 800 homes just in the El Paso area alone.  Most people want to sell because the home lacks maintenance and needs work.  When they discover how expensive it is to repair these homes they much rather sell and move into something nicer.  We can provide both.  We have more than 100 rental properties in the El Paso area.  Because we are not necessarily looking to immediately resell the home we can pay more.  When we make offers it’s according to the condition.  So if your home is nice we can pay top dollar.  In many cases is just the cost of the real estate commission the makes it too expensive for us.  So owner to owner sales makes it much faster and easier for both of us and saves us the cost of using a licensed real estate agent.  So feel free to give us a call!
Q:  What if the home I want to sell is occupied?
A:  No problem.  Sometimes homes are occupied by family or friends and the homeowner wants to sell.  We can purchase these homes and keep renting to the people that are in the home.  Sometimes rental properties are occupied by uncooperative and even hostile tenants.  We can purchase these homes with having to go through and inspect the home.  We can even keep the sale confidential from the occupants if that is what is desired.
Q: Can you rent the home back to us?
A:  Once again this is something we have done many times in the past.  Sometimes you need to find a new place and need your money first.  We can to a temporary rental agreement.  If you need to stay longer that’s not a problem either.  Just let us know what your situation is and we will work with you the best way we can!
Q:  Will you be listing my house on the MLS or actually buying it?
A:  No, we are not trying to get listing for our office.  We are real investors that have a large pool of rental properties.  We enjoy providing nice homes to the general public.  We are investing for long term returns.  So we will pay more than just about any other company.
Q:  How do you determine the price to offer on my house?
A:  Location is important.  The cost of repairs is a large factor in our offer.  We have two fulltime crews that do nothing but repair our homes.  Since we do so many houses we have a good idea of what it cost to repair.  Many people look at the El Paso Central Appraisal District’s (CAD) home value estimate.  The CAD does not take repairs into consideration.  We will be fair and honest with our offer and there is no pressure to sign with us.
Q:  Are there any fees or commissions to work with you?
A: There are no hidden fees with our offer.  We can give you an estimated buyer's net proceeds statement before you enter into any kind of sales agreement with us.  So there will not be any surprises when it’s time to go down and collect your check.
Q:  How are you different from a real estate agent?
A:  Real Estate Agents have nothing to lose.  They can promise you the moon and the starts to get your listing.  However, it doesn’t cost them anything if your home doesn’t sell.  Your typical agent wants thousands of dollars for just a couple hours of work.  Once you sign the listing agreement most of them disappear for the most part and hope your home will sell.  Then the buyers real estate agent who gets paid with your money fights for the best deal they can get.  It’s like being in a legal fight and having to pay both attorneys.  However, there are no college degree requirements for real estate agents and they get paid more than most lawyers.  So owner to owner sales is much cheaper, less stressful and faster than using a real estate agent.  We can do all the paperwork for you.  If you're out of town, we can close the deal at your location.  No reason to fly to El Paso.
Q:  Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.
